Interest rates

Rate path is the dominant variable

Mortgage rates set the ceiling on what most Colorado buyers can afford in 2026. Even small moves in the 30-year fixed compress or expand the qualifying buyer pool meaningfully.

Watch the spread between the 10-year Treasury and the 30-year mortgage — when the gap narrows, monthly payments improve faster than the headline rate suggests.

Inventory

Listings are climbing, but unevenly

Statewide active listings continue to recover from the 2022 lows, but the recovery is concentrated in suburbs and exurbs. Core urban inventory remains structurally tight.

New construction in Aurora, Loveland, and outer Colorado Springs is doing more of the work than resale — which keeps median prices flatter than transaction volume would imply.

In-migration

Net inbound has slowed but not reversed

Colorado is no longer the runaway destination it was in the 2020-2022 window, but net domestic migration is still positive. Job growth at Anschutz Medical Campus and along the I-25 tech corridor anchors demand.

Out-of-state buyers from California and Texas remain a meaningful share of high-end Boulder and Front Range purchases.

Regional split

Front Range and mountain markets diverge

Front Range markets behave like one market with local seasoning — rates and inventory drive most of the variance. Mountain resort markets march to a different drum: second-home demand, short-term rental rules, and global wealth flows.

Reading the right regional signal matters in 2026. A statewide headline obscures meaningful divergence between, say, Denver suburbs and Summit County.

A flatter year for prices, a busier year for transactions.

We expect Colorado’s statewide median to land within a narrow band of last year’s — call it plus or minus a few percent — while transaction volume picks up meaningfully off 2024-2025 lows as buyers who paused start moving again.

The interesting story isn’t the headline number. It’s the divergence underneath: tight urban resale inventory holding prices firm, while suburban new construction in Aurora and outer Springs absorbs most of the new buyer demand. Buying or selling in 2026 will reward agents who read their submarket, not the average.
