Colorado closing costs, line by line.

Switch between buyer and seller. We'll itemize every typical line on a Colorado closing statement — including the small things most national calculators miss, like our 0.01% state doc fee and the seller-pays-owner's-title custom.

Colorado custom

Owner's title insurance is paid by the seller in Colorado — that's a few thousand off your closing table compared to many states.

What's actually in your closing pile.

Buyer 2–4%

Buyers should plan on 2–4% of purchase price

Lender origination, appraisal, inspection, title, recording, and prepaids (taxes plus a year of insurance) typically add up to 2–4% of the price on top of the down payment. On a $550k home that's $11k–$22k of cash needed at close. Your Loan Estimate locks in the actual numbers within 3 business days of application.

Seller 7–9%

Sellers usually clear 7–9% off the top

The dominant line is agent commission (5–6%). On top of that: owner's title insurance, the CO doc fee, escrow services, and tax prorations. We surface these line by line so you can see exactly what's negotiable. Use the net proceeds tool for the dollar walk-away figure.

CO advantage

Colorado is genuinely cheap to close in

No statewide transfer tax. No mortgage tax. A 0.01% doc fee that rounds to a tank of gas. Owner's title insurance customarily paid by the seller, not the buyer. Compared to New York or California, closing in Colorado is a few thousand dollars lighter on both sides.
