How much equity do I have in my Colorado home?

Plug in your home's estimated value and your mortgage balances — we'll show your equity, your combined loan-to-value, and roughly how much HELOC headroom a Colorado lender would give you.

Estimated equity

$270,000

That's 41.5% of your home's value.

HELOC eligibility also depends on credit, debt-to-income, and the lender's appraisal — not just LTV. A few Colorado credit unions go to 90% combined LTV for strong files.

What your equity number actually unlocks.

Equity = leverage

Why equity is the most useful number you own

Equity is what you'd net if you sold today after paying off your mortgage(s). It's also the collateral for cash-out refinances, HELOCs, and home-equity loans. Most major financial moves — renovations, college, paying off debt, buying a second property — start with knowing this number.

LTV math

Combined loan-to-value drives nearly every refi decision

Lenders care about combined LTV more than the dollar amount. Below 80% you can drop PMI on a conventional loan. Above 85% almost no one will give you a HELOC. Above 95% you're stuck — only refinancing helps, and only if home values rise or you pay down principal.

Colorado context

Front Range homeowners gained big — but the gain isn't liquid

Colorado median home values roughly doubled from 2015 to 2022. That's massive equity, but it's locked up. A HELOC unlocks it without selling — and at a typical 8-9% rate it can still beat selling and paying capital gains plus 5% commission to move money around.
