Honest comparison

Colorado Real Estate Agents We Trust vs. HomeLight.

HomeLight is a national agent-matching service whose ranking engine is built on transaction-volume data drawn from MLS and public records. The pitch is straightforward: match consumers with the agents whose closed-deal numbers look strongest in their area. We are different. We are Colorado-only, our vetting is human rather than algorithmic, and we cap each ZIP at 3 agents so the people in our network see meaningful, recurring deal flow rather than competing in a much larger pool. HomeLight has scale; we have local depth and a hand-reviewed roster.

At a glance

How we compare to HomeLight.

Both services match consumers to agents using a system rather than a phone book. The difference is whether that system is a transaction-volume algorithm at national scale or a hand-reviewed Colorado network with a hard cap.

Coverage area

Us

Colorado only. Every market we serve is in one state and the network is purpose-built for it.

HomeLight

National. HomeLight matches agents in markets across the United States.

Vetting process

Us

Five gates: Colorado license verification, clean disciplinary record, minimum recent transaction history, two reference checks, and a manual review of recent client reviews.

HomeLight

Algorithmic. The matching engine ranks agents by closed-transaction data and other public signals. There is no consistent human reference-check or review-reading step.

How agents are selected

Us

Hand-reviewed application. Humans read the references and the reviews. We turn agents away.

HomeLight

Agents are surfaced by the algorithm based on transaction history; agents can also opt in and pay for the leads they receive.

Cost to consumer

Us

Free for buyers and sellers. You pay your agent the standard commission you would pay anyway, with no markup.

HomeLight

Free for buyers and sellers to be matched. You pay your agent the standard commission you would pay anyway.

How agents pay

Us

Flat — a subscription, billed monthly or yearly, with no sign-up fee. Same cost regardless of lead volume.

HomeLight

Agents pay HomeLight when a referred deal closes. The service is monetized on the back end of a transaction, not on a flat subscription.

Lead distribution model

Us

We hand you three trusted, vetted local agents — the closed pool covering your ZIP — and never sell your information to outsiders.

HomeLight

Consumers are typically presented with a small set of recommended agents based on the algorithm's ranking; multiple agents may then engage.

Response SLA

Us

4-hour response window. If the assigned agent does not make contact in time, your lead is automatically reassigned to another vetted agent in the pool.

HomeLight

No published consumer-side SLA. Speed depends on the individual agent and how quickly they pick up referrals from the platform.

Number of agents who contact you

Us

Just one at a time. We cap each ZIP at up to 3 eligible agents, but only one is randomly assigned to your request.

HomeLight

Often more than one. The matching results page typically surfaces several recommended agents and any of them may follow up with you.

Switching agents

Us

Request a switch within twenty-four hours of the introduction and we reassign you to another vetted agent in the same ZIP — no penalty, no questions.

HomeLight

You can simply contact a different agent from the recommended set, or request another match. There is no formal in-network reassignment workflow.

Where the business model creates conflict

Us

Flat agent fee. Routing is independent of deal size or commission, and the cap protects local exclusivity.

HomeLight

HomeLight earns a referral fee on closed deals. That model creates an incentive to surface agents likely to close, which is sensible — but it is volume-driven, and high-volume agents are not always the best fit for first-time buyers, complex transactions, or specific neighborhoods.

An honest read

Where each service actually wins.

No service is right for every consumer. Here is the honest read on which one fits which situation.

Where HomeLight is the better fit

HomeLightfits if…

  • You live in a market we do not yet cover. Outside Colorado, HomeLight has the geographic footprint and we do not.
  • You explicitly want an agent ranked on raw closed-transaction volume — for example, you are selling at the top of the market and your priority is sheer throughput.
  • You are comfortable evaluating multiple recommended agents yourself and want a wide funnel rather than a single curated introduction.

Where we’re the better fit

We fit if…

  • You live in or are buying in Colorado and want vetting that includes humans actually reading reference checks and recent client reviews — not just a transaction-volume score.
  • You want an agent whose recent deal flow is meaningful but who is not so high-volume that you become a low-priority client. The 3-per-ZIP cap is what protects that.
  • You want a defined 4-hour SLA and one introduction at a time, rather than evaluating a list of recommended agents on your own.

Common questions

Questions about HomeLight vs. us.

How does HomeLight match agents?

HomeLight ranks agents primarily on transaction-volume data drawn from MLS and public records — closings per year, average price point, neighborhoods worked, and similar signals. The match is algorithmic. We are deliberately the opposite shape: hand-reviewed, capped at 3 agents per ZIP, with vetting that includes a manual reference-check and review-reading step.

Is HomeLight better than realtor.com or Zillow?

They solve different problems. Zillow's primary product is listings; the Premier Agent program is paid placement. realtor.com is also primarily a listings portal. HomeLight is closer in shape to what we do — an agent matching service — but it operates nationally on transaction-volume signals. For Colorado specifically, we offer a tighter, hand-reviewed alternative with a defined SLA.

Will multiple HomeLight agents call me?

Often, yes. HomeLight typically surfaces a small set of recommended agents and any of them may follow up. The difference with us is the pool itself: your request goes only to the closed group of up to three vetted agents covering your ZIP — never sold to outsiders — with a 4-hour response SLA.

Are HomeLight agents vetted by humans?

HomeLight's matching is primarily algorithmic — based on transaction-volume data and public signals — rather than a human reference-and-review process for each agent. Our vetting is the human version: five gates, including two reference calls and a manual look at recent client reviews.

Why does the 'cap per ZIP' matter?

Capping a ZIP at 3 agents means each agent in our network sees a meaningful, recurring share of the local lead flow. That gives them a reason to invest in the relationship — to actually call back, to actually follow up — rather than treating any one introduction as one of hundreds. Uncapped national networks lose that property at scale.
