The five gates

Every agent walks through the same five gates, in order.

Skip one and the application stops. There is no fast-track, no founders' rate, no relationship pass. The gates exist precisely so we can hand you a name without an asterisk.

    Gate 1

    License verification

    Every applicant must have an active Colorado real estate license, verified directly through the Colorado Division of Real Estate. We re-check at renewal. Inactive, suspended, or out-of-state licenses are auto-rejected.

    Gate 2

    Transaction history

    Minimum 12 closed Colorado transactions in the past 24 months, weighted toward the agent's covered ZIPs. New agents are referred to our partner mentorship pipeline rather than the network.

    Gate 3

    Reference checks

    At least two recent client references (within the past 12 months), contacted directly. We ask about responsiveness, negotiation, and what the client wishes had gone differently.

    Gate 4

    Public reviews

    Minimum 4.7★ across Google, Zillow, and Realtor.com aggregated, with at least 20 total reviews. Pattern of 1-star reviews around responsiveness or contract issues = automatic decline.

    Manual review

    Final go/no-go is a human conversation. We talk to every accepted agent before activation. This is where philosophy fit comes in: we want agents who'd rather lose a deal than push a client into the wrong house.

What we don't do

Things we explicitly refuse, in plain English.

Trust is communicated through what you won't do as much as what you will. Here is the short list of practices common in agent-referral that we don't participate in.

We don't sell leads.

Agents pay a flat monthly fee, not per-lead. The lead you receive is the same lead every other agent in the pool would have received — there's no auction.

We don't auction ZIPs.

Up to a fixed cap of agents per ZIP, period. Nobody outbids their way to a slot. When a ZIP is full, applicants are waitlisted — no exceptions for higher payers.

We don't take a cut of commissions.

Your buyer's agent commission is between you and your agent. We don't broker the relationship and we don't collect a referral fee at closing.

We don't force you to talk to all agents at once.

You're matched with three trusted, vetted local agents per request — never a spam list of strangers. And you can request a switch within 24 hours if it's not a fit.

How often do you re-vet existing agents?

Annually at minimum, plus event-driven re-checks. Any license status change, formal complaint flag, or sustained drop in review scores triggers an immediate re-review — we don't wait for the annual cycle.

What happens if a vetted agent stops performing?

Three flags equals removal. Flags include missed SLAs on assigned leads, bad reviews from consumers we routed, or failure to maintain an active Colorado license. The third flag is a hard stop, not a warning.

Are these agents Colorado-licensed?

Yes, every agent. Verified through the Colorado Division of Real Estate at intake and re-verified at every license renewal. We do not list out-of-state agents, dual-state agents, or agents on inactive status.

How long does the vetting process take?

Typically 7 to 14 days from completed application to a yes/no decision. Reference checks are the longest single step — we contact references by phone, not email, and that often takes a few rounds of voicemail to schedule.

Can I see the vetting checklist?

The five gates above are the full checklist. Specific manual-review notes for individual agents stay private — both because they often include third-party reference quotes and because we don't want applicants gaming the conversation.

Why so picky? Doesn't it limit your supply?

Yes, intentionally. Roughly one in eight applicants makes it through. We'd rather have one trustworthy agent in a ZIP than three average ones — the whole point of the network is that any name we hand you is one we'd send our own family to.
